      NEVER, EVER --- NEVER, EVER SIGN A BLANK CONTRACT TO SELL OR BUY ANYTHING... HOUSE, CAR, APPLIANCE.... NOT ANYTHING... NOT EVER!!! Consult with an attorney that successful/wealthy business people use for their business transactions (research this and talk to people to find word-of-mouth referrals) and do research on how you can have the best outcome. In your comment, you reference "They want me to sign a blank contract....." I don't know who THEY are but you need to block THEIR phone number and not deal with these unscrupulous people!

    I have sold many homes by myself without using a listing agent. We pay to get it on the MLS. We then make sure that we thoroughly sign and add any necessary addendums to the disclosure to let the buyers know what we have experienced and what concerns we have about the home. Everything.. I even add concerns that could be a future problem. Be very thorough here. Any in AS IS condition's must be written accurately in the addendum to the disclosure. Then the title company will start to do the paperwork checking titles for the buyer. In the meantime.. you want the buyers to get their appraisal and inspection for their loan process. How we show the home is.. we use a lock box on the door. A buyers agent will call you to schedule a showing and you then will have that agent sign a form that they are responsible for taking their clients in the home etc.. and then you give them the code to the lock box which holds the key. Selling a home is really not that difficult at all.. Agents really don't sell your house, let's be honest. Houses sell because people like what they see or need something to live in. Agen'ts are just middle guys helping with negotiatons, but you don't need two agents.. just one ..the buyers agent. I mean when your talking higher cost homes they are doing the exact same job, for a lower cost home and then they charge more for the higher home, because they take a percentage. And when the seller's market is still good you really are paying ALOT.. So for example, you can pay $44,000 to sell a $875,000 home or half that ...because you do have to pay a buyer's agent fee if your buyer brings one. So to me.. $22,000 is a LOT of money. That can pay for a few vacations or I can invest that in something that could change my life... ...I am not sure but $22,000 to have someone show your house and print up forms and get people to sign things.. is A LOT of money... I work a whole year trying to make that kind of money in my job.. So .. yah. Real estate agents are too expensive.

    Right away from comparing a "phone photo" of a wall with no furniture, to a staging photo with the right angle was very deceptive. Trying to insinuated the realtor photo with staging was better.

      Thanks for your comment but it wasn't a "realtor photo", it was done by a professional photographer. The point isn' "hire a realtor"...the point is "a professional photographer is worth their pay." Anyone can hire a professional photographer...not just real estate agents!!

      @@RobertoMezquiaJr thanks for the amplification. Most people can not take a true HDR photo without overlaying several photos with a software like Adobe. Even if your cell phone has a feature or app...the pros can still do it better. That was our point. Yes, the examples were extreme.

      @@MarioGonzalez-oq9bp today's smartphones can take "true hdr" photos and process them on device. The cameras literally take several photos the moment you press the shutter and then overlay them to get what appeals visually. There's even a "Pro" mode on some flagship phones that allow you to use the full 50mp or 100mp sensor and even allow you to save the RAW data of the photo for later processing in something like Adobe. I do agree that pros can take better photos 90% of the time but someone with a cell phone, who knows how to take photos, can also get some great shots. Especially since people viewing those photos will do so from a phone or website which compresses them anyways. Your examples are what the people commenting on had issues with. They just weren't a true representation of what someone could do with a phone. Good luck to you and thanks for the video!

    and i I had buyers agent------>Sellers Bradley Mitchell have Stacie Mitchell.. had a scam going. ( taking due diligence and knowing the pretty will have buyers walking away with them having their cash I hope karma takes a big chunk out of their ass, and the house they get let it be for folly for them! .. They had and have active termites on their property 725 Caleb ct in Eden NC. This was obvious, the joists were damaged because of the termites, and their disclosure did not disclose this at all. They removed doors because the doors stuck after a cheap fix and placed unstable concrete cinder blocks under the sagging floor and damaged joist! and they tried to fix the floor sagging because of the termites causing damage to the floor joist! Exp Realty of 615 Street George Sq in Winston Salem north Carolina and listing agent Mathew Millaway The agent and EXP realty company were either in on the scam to reveal damage to joist due to termites, past and present or were grossly negligent in their process of enlisting this property, ( you decide) it was quite evident once the inspector did not even a visual the insect had eaten the wood and the entire floor support was failing. Taking a person's due diligence is a scam when you know no one but an investor is going to pay an estimated 30-50,000 to repair the damage and level the floors, yes due to termites they knew they had. The entire floor could give in to biting gnawing termites, that were quite aware yet covered it up, by not warning buyers on the disclosure were their either this company is grossly incompetent not to catch the scammers or they are in on it. This is a renovation property, not a regular buyer, and it should be priced for renovation cash buyers!!! I told them they knew they had termites and joist ( material fact) and wanted my $1000 duediligence back this is happneing too many buyers..no I am not talking about regiular repairs Termites and 30-50000 yes yes 30 to 50 thousand dollars,fix they knwo buyers will wlak away...therefore that makes it a scam to get people hard earn money!

      There are several steps. I would be happy to guide you through it. You can email me or call me. For starters, I would get a written contract to protect you and the buyer regarding the terms you have agreed upon. Secondly, you need to contact a Title company (if in Florida) and I would strongly recommend that you use with that is run by a real estate attorney, locally. They can guide you though many of the future steps.

    I sold my house by myself in 2020- I made 12K more than all the local realtors told me I could get. Their advice was 100% wrong. I am very creative and I just watched many videos on staging and I attracted a buyer within 3 weeks of posting my ad. I took the pics myself- I hired someone for a flat fee (a broker) and although the buyers agent was rude and very combative, I did sell my home and save 3%. It was worth it and I would do it again.

      Their fees have become absurd. My parents were being approached by developers who wanted their land to tear down their home and build a much larger house on the land. They didn't care about the home. They just wanted the land. But to go through a real estate agent they were going to end up paying them over $65,000. So, instead, they went to the title company and paid for the necessary forms. Then they paid for an independent appraiser to come out and give their home and land an appraisal. They used that to set their price. And they paid for an independent home inspector to come out and do a thorough home inspection and then put all that information on their seller's disclosure and even added the home inspector's report so the buyer could not later say they did not know the condition of the property. The buyer tried to lowball them, but they only came down a little bit from the appraisal and the buyer finally accepted it. Then they all went to the title company to sign and notarize the forms and to get the money deposited in escrow.

    As an ex agent this guy over exaggerated everything. His pictures are hilarious. You can easily list it on MLS for a fee around $700 and you need a lawyer at $1000. You should offer 2% commission to buyers agents to get the traffic "doesn't mean you have to go with someone with an agent." I may put "don't let your agent steer you away from this gem because of the slightly lower commission" lol steering is illegal but never prosecuted and a large % of buyer agents do it

    No doubts , a good way of growing and saving your money is through investing . You don't need to have much before you can invest.       LOL. Pretty funny. In our current market, sales have slowed considerably and days on market are going up while prices are getting lower and lower. However, the best realtors out there are still getting top dollar for their customers and on average sell higher than over 80% of FSBOs.

    So if they want to break the lease one day before the rent is due, say Oct. 1, does that mean they have to pay through Oct? But if they don't tell you until Oct. 2, then it's through Nov? Do they not have to pay any extra for the hassle of finding a new tenant? What about the security deposit?

      Thanks for calling. It was easier to discuss on the phone. You have the dates correct. The security deposit should be handled as described in the lease. No additional fees for finding tenants. Just advertise during that last 30 days they are obligated for.

      Not any more difficult than refinancing with a second mortgage on the home. The numbers just have to work, depending on what type of refinance you are doing.
